Luxury villa developer Malaiwana, located at Naithon Beach, have today announced that they will be increasing their prices with effect from August 1st 2008.

Malaiwana Managing Director, Stephen Paine, cited rising construction costs as the reason for the increase, ''During the six months since the date of the last price list we have incurred substantial increases in construction costs which we now have to reflect in our selling prices, generally around 5%.'' he commented.

He went on to say that ''Any reservations taken between now and August 1st will be based on the current prices but as of that date, the new pricing will apply.''

From August 1st new villa prices at Malaiwana will start at 89,000,000 Baht (2,638,000 US Dollars), an increase of around 5% on the previous list price.

The rising cost of construction is having an effect not only on property in Phuket but world wide with prices of new property increasing rapidly.

High oil prices and the cost of producing raw materials, such as steel which has increased in price by over 60% during the last year, are two of the main culprits.

Malaiwana is an exclusive estate of nineteen luxury villas located on pristine headland over looking the beautiful Naithon Beach.

Villas are set 20m to 40m above the Andaman Sea and each villa benefits from stunning panoramic ocean views and direct access to the beach. Owners at Malaiwana can also enjoy the beautiful sunsets from their villa terrace and living areas.

Larger villas have land plots with an average of 2 Rai (3,200m2) and comprise a total built area of 1,500m2 with 4 to 5 bedrooms and bathrooms and a 20m double edged infinity pool.

Smaller villas are located on land plots of an average 1 Rai (1,600m2) and comprise a total built area of 700m2 with 2 to 3 bedrooms, 2 to 3 ensuite bathrooms and a 15m double edged infinity pool.

The beach club at Malaiwana is promised to be unlike any other beach club in Asia.

It will feature a large swimming pool, gymnasium and spa as well as a restaurant and sunset lounge set high above the Andaman Sea.
